Getting Started

So you’ve decided that turning your home into an investment is a good idea, or you have rental property and are finally fed up with sloppy or dis-honest management from hobbyists. The first step, obviously is to give us a call (405) 692-7368. We will discuss options, timing, and the whole process with you.

Often we will start with a visit to your home to discuss the steps in preparing the home for leasing.

Owner Best-Practices

Our own clients have provided a lot of feedback over the years of the tricks and techniques they use. Some have helped us improve our services, others we want to share with new owners to help make their lives simpler and easier.

  • ACCOUNTANT: Rental property taxes CAN be quite simple, but if you do not know some of the ins and outs, you can leave a lot of your money with Uncle Sam. We recommend you have an accountant for at LEAST the first two years. If you experience a major event, like tornado damages, this would be another year to use an accountant to make sure you are not giving extra money to the IRS, or setting yourself up for underpayment.
  • EMERGENCY FUNDS: Keep or build an emergency fund for the rental(s). This way when a vacancy or repair occurs, it becomes and event not an emergency. Our owners recommend 1-2 months of rent/mortgage payments.
  • BANKING: One of the best hints from our folks is to set up a separate bank account for your rental(s). Have our deposits go in and the mortgage come out of that account. This is a great place to keep/build your emergency fund as well.
  • CARPET CLEANING: Carpets are cleaned with every move-out. When you have a multi-year resident or a resident renews, however, provide a professional carpet cleaning. The resident will appreciate the consideration and the carpet cleaning will extend the life of your carpets. (*)
  • LAWN SPRAYING: Requiring a resident to mow the lawns is easy. Determining if they are using weed/feed, however, is not. The cost is low and the benefit of not being ‘that house’ on the block will help start the level of expectation for the residents and keep up the curb appeal. (*)

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
